SolarWinds to Invest in New Global Headquarters with Zilker Point Lease

JLL represents technology company in transaction encompassing more than half of the Lady Bird Lake office property

October 13, 2026

Today, JLL announced that SolarWinds, a leading provider of AI-powered observability, incident response, database management and ITSM software, has signed a 100,000-square-foot lease at Zilker Point, where the company will relocate its global headquarters from its existing Austin office. Representing just over half of Zilker Point’s approximately 195,000 square feet of Class A office space, the lease marks a major milestone for the property and reinforces a long-term investment by SolarWinds in Austin, where nearly 400 of the company’s employees are based. SolarWinds recently launched Avior™, a standalone, goal-oriented agentic AI system purpose-built for mission-critical IT environments and designed to help IT teams securely define goals, coordinate specialized agents, and track progress across hybrid digital ecosystems.

SolarWinds is expected to move into Zilker Point in fall 2027. The relocation will provide the company with a new headquarters environment that offers the scale and flexibility to support its evolving workplace needs, along with access to central Austin’s business, cultural and outdoor amenities.

"Austin is home, and Zilker Point is a visible investment in where SolarWinds is headed,” said Samuel Monti, Chief Financial Officer at Solar Winds. “We’ve built real momentum, and we’re bringing an agentic AI roadmap to customers who are excited about the future. Zilker Point gives our people a headquarters that matches that ambition; it is central, collaborative and connected to the city around us. We want great people to come here, build here and win here for a long time."

JLL Executive Director Russell Young and Vice President Mallory Lewis represented SolarWinds in the transaction. AQUILA Commercial Managing Principals Bart Matheney and Chad Barrett represented the landlord, Generational Commercial Properties.

“Our goal was identifying a long-term solution that aligned with SolarWinds’ current operational needs and vision for its Austin presence,” said Young. “Zilker Point offered the right combination of scale, location and flexibility, giving SolarWinds the opportunity to shape its space around how the company operates today while accommodating its needs well into the future.”

Zilker Point offers approximately 195,000 square feet of Class A office space across six levels, with approximately 30,000-square-foot floor plates and flexible multi-tenant configurations. Building amenities include an expansive rooftop garden with views of downtown Austin and the Hill Country, a fitness center with showers and lockers, a rotating art gallery featuring local artists, a ground-floor courtyard and retail and restaurant space.

“When we set out to develop Zilker Point, we believed companies would continue to invest in great workplaces when those workplaces offered something truly differentiated,” said Joe Llamas, Founder and Chief Executive Officer at Generational Commercial Properties. “We designed this building around that idea – an exceptional location, access to the outdoors, thoughtful amenities, and a work environment that is truly connected to Austin. Having SolarWinds choose Zilker Point for its headquarters is an important milestone for the property and exactly the kind of long-term commitment we hoped the building would attract.”

Located in the heart of CBD South, Zilker Point offers downtown-quality office space with convenient access to West Austin and surrounding neighborhoods, Lady Bird Lake and its hike-and-bike trails, and iconic destinations such as Zilker Park. The property also features bike storage, lockers and on-site security, with access via the lighted intersection at Toomey Road and South Lamar Boulevard, approximately five minutes from MoPac.

“SolarWinds is exactly the type of company we envisioned at Zilker Point,” said Matheney. “They were looking for more than office space; they wanted a headquarters that could support their people, reflect where the company is going and keep them connected to Austin. Zilker Point delivers that combination in a way very few buildings can, with a highly amenitized workplace in one of the most walkable and recognizable locations in the city. This is a significant commitment to the building and another strong example of companies prioritizing high-quality office environments that give employees a reason to come together.”

The transaction comes amid growing leasing momentum in Austin’s CBD and Southwest submarkets. According to JLL’s Austin Office Market Dynamics Q2 2026 report, the Austin office market recorded its third consecutive quarter of positive net absorption and approximately 1 million square feet of leasing activity during the quarter, with more than a quarter of that activity concentrated in the CBD and Southwest submarkets. SolarWinds’ 100,000-square-foot lease adds to that activity and highlights continued demand for large blocks of high-quality office space in central locations.
